Trust Deed Investing

I've been td investing for quite a few years. I have more in td then I do in stocks. This company looks like a NV company so only NV residents can purcahse. I'm in Calif. so I stick to Calif. trust deeds. Keep it simple and you shouldn't have problems:
SFD only
65% LTV or lower
stick to 1st mortgages unless low LTV 2nd
don't always trust the lenders value of a house, do your own checking.

8% to 12% is a real number.
